VILLA IN LA CALA DE MIJAS, WORKS IN PROGRESS (V)

VILLA IN LA CALA DE MIJAS, HOUSE V-08/16 (III)

It has been a long time since we showed you the preliminary project of this villa in La Cala de Mijas Urbanization.  After completely defining its design, and processing the building permit, today we bring it to you again, starting by remembering the distribution plants.

The plot, of 930 m2, has a trapezoidal shape, medium slope from north to south and facing the road on the east side.

The ordinance of application allows the construction of a house with a maximum buildable area of 0.34 m2t/m2s and an occupancy of 25%.

The villa has two floors above ground level, a program of 3 bedrooms with en suite bathrooms (two located on the upper level and one on the first floor), central communication core surrounded by water features, and volume for daytime spaces open to the large porch.

DESIGN IDEAS COMPETITION FOR A RESIDENTIAL DEVELOPMENT IN MIJAS (V)

Last day dedicated to this Ideas Competition in which we show you the final image of the Set proposed by the design team of Gonzalez & Jacobson Architecture.

We especially like the night image, with a careful lighting, which highlights the game between the glazed volumes, and the closures of terraces with lattices in horizontal frame, which are framed, and at the same time coordinate with the pergolas.

And, as we told you in our last post, the more closed access facades have continuous cladding in contrast to the stone cladding reserved for the volumes of the communication cores, all in a range of grays and whites in keeping trends.

DESIGN IDEAS COMPETITION FOR A RESIDENTIAL DEVELOPMENT IN MIJAS (IV)

Turn today for the layouts proposed by Gonzalez & Jacobson Architecture in the Competition for Residential Development in Mijas, on a plot of 20,000 m2 and overlooking the Mountains of Mija and the Bay of Fuengirola.

The facades facing the gardens are much more open, with large openings and terraces enclosed by glazed parapets to optimize views and sunlight. On the other hand, the access and side facades are planned to be more compact, with continuous cladding and, occasionally, cladding panels to cover the volumes destined to communication cores, all in light tones, playing on the range of grays and whites according to current trends. IDEAS COMPETITION FOR A RESIDENTIAL DEVELOPMENT IN MIJAS (III)

Today, the two development options of this competition with the distribution plants that Gonzalez & Jacobson Architecture proposes.

Fundamentally, it is the communication cores that vary, with a first option of 4 dwellings per core in the type plant with a more traditional and compact distribution, and a second, of only 2, in which the housing acquires some nuances of higher standard, having larger master bedrooms and with walk-in-closets, kitchens with laundry rooms and larger living rooms. In both cases, and as a premise of the competition, the kitchens are planned to be open to the living-dining area, in keeping with the current trend.

As for the below-ground levels, sufficient parking spaces have been provided in accordance with the regulations, which require 1.5 units per dwelling, as well as storage rooms, and interior streets with sufficient width for easy maneuverability.

IDEAS CONTEST FOR A RESIDENTIAL DEVELOPMENT IN MIJAS (II)

The González & Jacobson Arquitectura team has proposed two development options in this ideas competition for a residential development in Mijas, on a plot of more than 20,000 m2.

In the first one, 8 buildings are arranged following the perimeter of the plot and adjusting to the topography, in order to optimize views and sunlight as well as minimize earth movements and the creation of platforms.

The pattern followed in the buildings is that of 8 apartments per floor, reducing the common areas, and with a more conventional interior layout.

In this option, 228 homes are proposed, of which 72% are two bedrooms and 28% are 3, with useful areas between 66 and 88 m2.

The second option introduces the typology of the apartments as a fundamental variant, with contemporary interior layouts, larger rooms and larger terraces. The number of units is reduced to 192, with a higher proportion of 3-bedroom homes (37.5%).

In both cases, the permitted buildable area is exhausted.
